PETALING JAYA: Boustead Properties, the developer of the Mutiara Damansara township in Petaling Jaya is planning a mixed development called Nucleus on a 10-acre site at its main commercial centre near The Curve shopping mall.
Nucleus will have a floor area of about 1.4 million sq ft comprising corporate offices, serviced apartments, Soho and retail outlets housed in eight blocks of high-rise buildings and one low-rise.
Currently ongoing is the construction of a 7-storey car park building on the former McDonald's outlet site and the adjacent piece of land to provide some 692 parking bays. Boustead Properties is also bringing in a children edutainment centre, Kidzania, into the new building. A new hotel, located behind e@Curve, is also currently under construction.
In a little less than a decade, Mutiara Damansara in Petaling Jaya has become a highly sought-after real estate development. Transaction statistics show that the land value of the freehold tract had recorded an impressive four-fold appreciation in less than 10 years.
Boustead Properties' trump card is the development of The Curve shopping mall next to Ikea, Ikano Power Centre and the Tesco hypermarket. Also, corporations have acquired land parcels in the area over the years, including Lexus (showroom), Cycle & Carriage (showroom) and Batu Kawan Holdings Sdn Bhd.
Currently, there are five access routes to Mutiara Damansara and the developer is planning a sixth -- a road from the roundabout beside Ikea to the LDP. On top of that, the proposed LRT line from Kota Damansara to Cheras is expected to pass through Mutiara Damansara.
