KUALA LUMPUR: UEM Land Holding Bhd is making its presence felt in Klang Valley with the launch of Symphony Hills in Cyberjaya, revealed Datuk Wan Abdullah Wan Ibrahim, managing director and CEO of UEM Land Holding Bhd, at the Symphony Hills media briefing in Cyberjaya on Thursday, July 29.

“UEM Land aims to diversify, and Symphony Hills is the first project outside Nusajaya,” Wan shared. UEM Land is the master developer of Nusajaya, one of the five flagship zones of Iskandar Malaysia, Johor.

“We have a little war chest and will look to acquire land in Malaysia. We have intentions to go abroad but only in 2012,” he said, adding that spots in KL, Selangor, Penang and Kota Kinabalu are being scouted.

The developer will launch 122 houses in Symphony Hills this on the weekend of July 31 and Aug 1, which is labeled as the first Connected Intelligent Community (CIC) in Malaysia.

“The development is also the first Connected Intelligent Community where a specially designed community service portal with its remote access capabilities will connect every house through a fibre optical network allowing every house and resident to be connected promoting community,” Wan said.

The developer is partnering with CISCO and Mesiniaga to ensure this seamless connectivity within Symphony Hills. Every house comes with an information kiosk that would allow residents to broadcast invitations to other residents or receive broadcast notices from management.

Moreover, with the remote access function, homeowners can control virtually every aspect of the home, from turning the lights on to ensuring that the air-conditioning is switched off or at the right temperature before one returns home.

The 122 houses sit on 30 acres, with the remaining 68 acres of land slated for future development. The entire development's gross development value is about RM1 billion and will take up to eight to 10 years to complete. The property is strata-titled so residences would have to pay a monthly maintenance fee.

The terraced and semi-detached houses for sale this weekend are going from upwards of RM1 million and RM2.3 million respectively, while the price psf is about RM300 and RM420 respectively. The residential development is slated to be completed by 2013.

There are four types of design for the residential homes at the moment all christened with names of famous composers. A link house's plot size is 22 ft x 70 ft, while for the semi-detached houses, they are 40 ft x 90 ft.

The semi-detached houses, or Beethoven villas (pictured) comprises two types: Type A is a 3-storey unit with built-up space of 5,661 sq ft with 5+1 bedrooms, and only 32 units will be built; Type B is a 2-storey house, with a built-up space of 4,620 sq ft, 4+1 bedrooms and 46 units will be made available.

The design comes with double-volume space, high windows and a wide lanai overlooking the garden. It is also lift-ready if one chooses to install a lift in the future.

The second design is called Mozart, which is a 3-storey terraced unit that has three types to choose from: Type A come with a built-up of 3,338 sq ft with 4+1 bedrooms, and only 37 units will be built; Type B has a 3,224 sq ft built-up space, 3+1 bedrooms and 84 units will be available; Type C measures 3,703 sq ft of built-up space with 4+1 bedrooms and only four units will be available. These houses feature a rumpus room that opens to a private deck or garden. It also features a covered parking area.

The third design is called Schumann, which are townhouses with duplex and studio units for the extended family. This 3-storey unit has a 3,305 sq ft built-up space and comes with 4 bedrooms and has only 55 units. This design is also lift ready if one chooses to install one in the future.

The fourth design is called Schubert, which is a parklink terraced unit that comes in two variants: Type 1 has a built-up of 3,132 sq ft with 4+1 bedrooms and 88 units; Type 2 has a built-up space of 3,208 sq ft, also with 4+1 bedrooms but with only 64 units. All units are lift-ready as well.

There is also a clubhouse that would be ready during the handing over period. It sits on 10 acres and costs between RM15 and RM20 million.
