Q: How do I minimise financial losses related to repairs and maintenance of my rented property?
Chris Tan of Chur Associates answers: Prepare a written inventory checklist for the inspection of your property and fix any problems before the tenant moves in. Have your tenant execute a “move-in inspection” to help eliminate any disputes that may crop up at a later stage.
It is also pertinent to keep a written log of all the complaints and repair requests made by your tenant, with details on how and when the problems were fixed.
Ensure your commitment to repair and maintenance procedures. Your tenant’s responsibilities to maintain the condition of your property should also be clearly set out in the Lease or Tenancy Agreement.
